Steve Heimler
Steve Heimler

President

Steve has over 27 years' experience as a property manager specializing in multifamily assets on the West Coast.  In 1999, he founded the property management firm Stratus Real Estate, Inc. and subsequently grew the company’s portfolio to over 24,000 units in five western states.  In 2007, Steve sold Stratus Real Estate, Inc. and Stratus Arizona, LLC to British investors.  Steve then formed Cirrus to focus on his own real estate holdings and to spend more time on asset acquisitions and operational excellence.

Steve is well known as a "reposition" specialist, improving assets through management upside and value added capital projects.  His resume of repositioned assets includes more than 100 projects with capital improvements implemented of over $300 million.  Steve has been on the approved Receiver list in five southern California counties for 20 years and guest lectures at UCLA by invitation of a real estate law professor.  Steve received bachelor degrees in philosophy and psychology from the University of California, Santa Barbara.

Dan’s work experience with the real estate industry spans more than 25 years and includes extensive experience in construction defect litigation. Dan received a juris doctorate and a master’s degree in business administration from Pepperdine University. He also holds a bachelor of arts in economics from UCLA. Dan oversees Cirrus' affordable housing department and holds several applicable designations, including HCCP, C3P, NCP and COS. In addition, he directs Cirrus' unique Quality Control and Safety programs. Dan is a real estate broker in California, Hawaii, Arizona, Colorado, Florida, Washington, Wyoming and Texas. He is an active member of the California Bar Association.

Carrie Roth

Chief Financial Officer

Carrie came to Cirrus from Stratus Real Estate where she was responsible for the implementation of best practices and overhauled the Stratus “back room” including property accounting, payroll and human resources.  Carrie has extensive experience with the implementation of Yardi management software and several of its ancillary programs.  She currently oversees Cirrus' accounting, HR, Payroll and IT departments.  She also works with the GSEs and the various bridge lenders for our portfolio.  She has more than 16 years' in the industry and previously worked as CFO for E&S Ring Management Corp. and The Ring Group.  Carrie earned a bachelor of science in finance and marketing from University of Colorado, Boulder.

Regional Manager

Chasity has 15 years of operational and management experience in both affordable and conventional housing. Over the last 6 years, she has managed a portfolio of up to 2,000 units in the Los Angeles area. Her ability to train and mentor site staff leads to exceptional performance from motivated employees. Prior to joining Cirrus (and Stratus Real Estate), she worked for AIMCO, ConAm, and Casden Properties managing a high-end 700-unit property located in Calabasas, California. As manager, she continually exceeded property financial performance expectations, created and maintained relationships with three separate ownerships, supervised accounting for four properties, and implemented a software conversion. Chasity also holds a California Real Estate Salesperson license. Her vast on-site experience combined with her management experience and dedication to quality makes her a highly regarded teammate.

Gregory Karp, CPM

Regional Manager

Gregory offers Cirrus clients a wealth of experience and insight gained over 17 years in the multi-family industry at properties throughout Southern and Central California. Prior to joining the Cirrus team, Gregory held the positions of Director of Operations and Construction Manager for JB Partners Group. As Construction Manager, Gregory was responsible for construction management services, acquisition due-diligence and third party relations for a 5,000-unit portfolio. Previously, Gregory worked for IMT Residential, David N. Schultz, Inc. and E&S Ring. Gregory holds a California Real Estate Salesperson license and has earned the ARM and CPM designations by the Institute of Real Estate Management (IREM). His attention to detail, recruiting skills, motivation for results and re-positioning focus make him a valuable addition to our team.

Jennifer Chatellier

Regional Manager

Jennifer joined the Cirrus team and moved to Hawaii in 2007 where she became the Oahu Regional Manager. In June of 2014, she relocated to the Corporate Office in California where she oversees a portfolio of assets. Her focus on capital improvements and customer service has added value to the company’s portfolio in both Honolulu and Southern California. While in Honolulu, Jennifer set an occupancy standard that continues to have a stronghold on the Honolulu market. She has experience in both the conventional and affordable market and specializes in reposition and value add transactions. Prior to property management, she spent six years as an escrow closer for Downtown Seattle LandAmerica Title branch, where she set record numbers as the top closing team of refinance, residential, and commercial real estate transactions. She went on to assist in the development of an independent escrow company. She is certified by the Supreme Court of Washington State and the Washington State Bar Association as a licensed limited practice officer and is authorized to select, prepare, and complete documents for use in closing a loan, extension of credit, sale or other transfer of real or personal property. This Escrow certification is built on the laws of ethics and speaks to the integrity that Jennifer holds in her position with Cirrus Asset Management. She is a licensed real estate salesperson in both Hawaii and California, and a certified credit compliance professional (C3P) for low income housing tax credit. Jennifer holds a B.A. in Psychology from Seattle University which contributes to her ability to successfully work with and relate to a large customer and client base while remaining a respected and motivational leader among her staff.

Addy focuses on asset and compliance plan management via a close connection to the real estate assets and their reporting requirements.  Addy has over 20 years of real estate experience in property management, project management and affordable housing compliance.  Prior to joining Cirrus, Addy worked as a Quality Control Coordinator with Stratus Real Estate and has worked with Steve Heimler for more than a dozen years.

Cheryl Hansen

Regional Manager

Cheryl joined Cirrus in 2012 after 11 years at JB Partners Group. She was an integral part of the company’s growth from 365 units to over to 5000+ units. Being involved from inception gave her the opportunity to gain experience in all aspects of property management, including but not limited to human resources, budgeting, financial analysis, loan processing, acquisitions, dispositions, investor relations and construction management. Her position at Cirrus includes oversight of both affordable and conventional properties in CO, WY and FL. Cheryl recently obtained her California Real Estate License. Her strong leadership skills and positive attitude make her a valuable addition to the Cirrus team.

Jeff Altman
Jeff Altman

Information Technology Director

Jeff brings nearly 20 years of IT experience, primarily In the property management industry, to the Cirrus team. Jeff started his career with Yardi Systems in 1999 as an Account Executive responsible for support, networking and custom programming. While at Yardi, he also conducted quality assurance for the first releases of the Voyager software. Next, Jeff went to work for one of Yardi’s largest clients, Casden Properties LLC where he managed the implementation of Yardi systems and assisted with design of network infrastructure and Citrix farm. He also wrote more than 150 custom SQL reports for Casden. When Casden merged with AIMCO, Jeff was responsible for single-handedly converting all data for the new accounting system. He began working for Steve Heimler as an IT Project Manager at Stratus Real Estate, and with the founding of Cirrus Jeff was instrumental in the design and implementation of IT infrastructure for the new, quickly expanding company. Responsible for all IT systems and support, Jeff most recently coordinated the relocation of the Cirrus corporate office. He installed all new servers, switches, firewall, and phone system. Jeff holds a bachelor’s degree in business economics, (emphasis in accounting), and geography, (emphasis in geographic information systems), from the University of California, Santa Barbara.

Anita Neal

Senior Accountant/Accounts Payable Manager

Anita has worked in property accounting for more than eight years at Stratus Real Estate and then Cirrus.  She was previously part of the accounting team with Robinsons-May department stores for 18 years where she was Payroll Manager and General Accounting Manager.  Anita graduated from University of California, Los Angeles with a bachelor’s degree in sociology and a minor in business administration.
